The Planning Board accepted a 2-lot minor subdivision application for property owned by Robert Nolan and Matthew Nolan at 235 Ferris Road and voted to classify the proposal as an unlisted action under SEQR. The chair opened the item and the applicant's representative described the proposal as a parent deeding a parcel to a son for construction of a house already built on the site. "This is a minor subdivision where the father is deeding a parcel of land, at the end of a driveway, to his son for the ref, construction of a house, which has already been erected," the representative said.
Town staff (Mister Kennedy) read the short environmental assessment questions with suggested answers of "no or small impact" across factors including traffic, natural resources and historic/archaeological concerns. The board voted to issue a negative declaration of significance, finding no expected significant adverse environmental impact. Members asked the applicant to include the house location on the survey map and to search for the map/MILR records cited on the plans; the applicant said he would supply updated prints. The board set a public hearing for the subdivision for the September meeting and directed the applicant to prepare required advertisements and materials.
