Commissioners press developer on Gloria Road widening, turning lanes and maintenance responsibilities

Commissioners raised traffic and maintenance concerns during the Gonzales Cooler presentation, asking whether Gloria Road and the Highway 101 interchange would be widened and who would bear future upkeep costs.
Applicant architect David Peartree said the project’s improvements are focused on the site’s Gloria Road frontage and include turning lanes and other circulation work. Planning staff explained that conditions of approval commonly require a pavement-management or mitigation program so the city is not left with disproportionate maintenance costs from new truck traffic. “Those improvements are part of the project,” the applicant said; staff added that mitigation monies and fair-share assignments are typical ways to fund the long-term upkeep.
Commissioners also asked about coordination with a nearby housing development; staff and the applicant said coordination has taken place and the roadway design anticipates both projects’ frontage improvements.
