Planning commission extends conditional-use approval for Gonzales cooler project to 2028

The Gonzales Planning Commission on Aug. 4 adopted Resolution PC2026-01 to extend through Aug. 20, 2028, the approval for conditional use permit PL2023-02 for the Gonzales Cooler development project.
Planning staff described the request as a time-extension only that preserves the environmental review and the previously approved conditions for a proposed fresh-vegetable processing and cooling facility at 31958 Gloria Road (Parcel 223-032-019). Staff said the previously approved project footprint remains the same: a roughly 313,800-square-foot processing and cold-storage building on about 44.88–45 acres. “Please adopt the recommend staff recommends adopting resolution PC2026-01 as written right there to extend by 2 years the older conditional use permit,” planning staff said in their presentation.
Applicant architect David Peartree (Peartree Belly Architects) told commissioners the project remains fully entitled under the commission’s earlier decision but the developer has not yet secured building permits and will need to reengage design and engineering if construction proceeds. Commissioners asked about frontage work and traffic mitigation; staff and the applicant said roadway and turn-lane improvements along the property frontage are planned as part of the project’s conditions of approval.
Commissioner Delia Gutierrez moved to adopt the resolution; the motion was seconded and the commission approved the extension by voice vote. The chair announced the motion passed.
