MRA proposes 21-space garage for new lodge; neighbors and commissioners raise overflow and access concerns

MRA told the commission that the 24-room lodge design includes a commitment to at least 21 parking spaces in an underground garage and identified additional adjacent and off-site parking contingencies in busy periods.
"At a minimum, we're confident the garage will accommodate the 21 parking spaces identified in the plan," the applicant said, adding that the current design work indicates the completed project may be able to exceed that number but the team could not commit now to a larger number without further design and potential impacts to trees and stormwater infrastructure.
Commissioners and neighbors pressed for clarity about how the lodge would function during peak summer conferences and how parking would be managed for large events, pointing to existing congestion on Georgia Terrace and other nearby roads. The applicant described uses of a college parking lot across the street for shuttles, the projectmaster-plan traffic court for drop-offs, and possible institutional-owned land that could accommodate overflow if absolutely necessary.
Why it matters: parking affects traffic, pedestrian safety and the viability of the project on a steep, tree-lined site where additional surface parking has trade-offs for trees and stormwater. The commission asked that the site plan and civil drawings show the circulation plan and any off-site parking arrangements that will be relied upon during peak events.
