Delaware City Planning Commission approved a conditional use permit for an above‑ground liquid nitrogen storage tank at 2039 Pittsburgh Drive for Luvata Ohio Incorporated, contingent on staff and safety conditions and review by the fire department.
Staff explained that above‑ground storage of certain gases or liquids in an I‑2 (General Industrial) district is conditionally permitted under the zoning schedule and that the application included plans for a reinforced concrete pad, a vinyl‑coated chain link enclosure, and bollards for vehicular protection. "Per our zoning code, above ground storage of flammable or toxic liquids or gas is conditionally permitted in the I 2 District per schedule 11 13.03," staff said.
Brad Reid, project administrator for Luvata, explained the industrial process and why nitrogen is needed: "It's technically not fuel. It's just a liquid nitrogen tank." He described the pad and safety protections and confirmed compliance with state and fire department requirements. Commissioner Nana moved to approve PC 25‑13 with staff conditions; Commissioner Stroud seconded and the motion carried by voice roll call with all voting members recorded as "yes." The commission noted the conditional‑use review is intended to ensure the fire department and other safety officials have adequate input before final installation.
The approval allows Luvata to proceed with the conditioned installation process, subject to required permits and inspections.
