Jenkinsburg council approves special exception for woodworking business at 151 Oak St.

The Jenkinsburg City Council voted July 28 to recommend a Special Exception allowing a woodworking and cabinetry home-occupation to operate at 151 Oak St., an accessory structure described in the application as approximately 4,000 square feet. The motion to recommend approval was made by Councilmember Gary Roberts and seconded by Gary Brown; the council recorded ayes from Joye England, Gary Brown, Gary Roberts and Brent Eberspacher.

Council and staff said the approval is conditional. The council listed nine conditions the applicant must meet, including obtaining an annual business license; observing normal operating hours between 8 a.m. and 5 p.m.; limiting on-site clients to two at a time and employees to two on premises at a time; storing inventory inside with no outside storage; permitting deliveries only during normal hours; permitting only woodworking and cabinet-making activities; and mitigating sound, vibrations, odors and particulates to avoid creating a nuisance for neighbors.

The application sought use of the existing accessory structure under the A-R zoning district. The record notes that both support and opposition were heard during the public hearing before the council closed public comment and voted to recommend the Special Exception. The council’s action is a recommendation as recorded in the minutes; any required permits, business-license approvals or building permits remain prerequisites to operation.
