The Winston-Salem Zoning Board of Adjustment on June 4 approved a Special Use Permit to construct a 732-square-foot detached garage at 211 Canterbury Trail (Case Z2600264).
Staff reported the .61-acre property allows accessory buildings totaling 5 percent of the lot area (1,328.6 square feet). Existing accessory structures — an 888-square-foot accessory dwelling unit (ADU) and a 126-square-foot shed — already total 1,014 square feet. The proposed new garage would bring the accessory total to 1,746 square feet, exceeding the allowed amount by 417.4 square feet (roughly 30 percent over). Mr. Howard told the board the accessory structures meet other UDO requirements and recommended approval via special use permit.
Contractor David Hickman and property owner Jackie Mims were sworn and answered board questions about placement and visibility; no opponents spoke. Upon motion by Mr. Samuel Grote and second by Mr. Gregory Hairston, the board unanimously approved Case Z2600264 per plan on file, 6-0. Conditions and permitting requirements will be handled through the city’s regular permit review process.
