City staff presented a final plat and associated site-control measures to enable development of an 80-room, four-story hotel on an approximately 1.4-acre parcel at 4016 North Federal Highway. The planning and zoning board previously approved the site plan; staff said all county and site-related conditions had been satisfied and the plat restricts the use to an 80-room hotel and delineates vehicle access points onto Federal Highway.
Dave Dixon, consulting city planner, told commissioners the plat aligns with the approved site plan and that planning and zoning had recommended approval with conditions that were now satisfied. The applicant’s representative and principal planner were present; no members of the public spoke on the item. Commissioners asked technical questions about parking, accessible stalls and egress; staff confirmed 81 stalls and four accessible spaces were provided, and that the amenity deck and elevator overrun extend the structure height to roughly 54 feet at the mechanical tower. The commission approved the plat on first reading by unanimous vote.
