The Winston-Salem Zoning Board of Adjustment approved Special Use Permit Z2600020 on March 5, allowing a Class A manufactured home on a .62-acre RS20 parcel at 870 Old Hollow Road, subject to brick skirting.
Rory Howard presented the staff report, saying the site plan shows setbacks of 35 feet front, 80 feet left, 28 feet right and 113 feet rear, which exceed RS20 minimums and meet UDO requirements. Howard recommended approval consistent with Forward 2045 and the Northeast Suburban Area Plan Update.
Applicant representative Darren Sams and owner Frederick Barren testified in favor; no opposition was recorded. The Board voted 6–0 in favor of Z2600020 on a motion by Mr. Grote, seconded by Ms. Hartsfield. The approval is conditioned on brick skirting and will be subject to standard permitting reviews.
Staff noted that use-specific standards and inspections will be enforced at the time of permitting.
