The Planning and Zoning Commission voted to adopt a text amendment (PCC2026-00011) that redefines and restricts outdoor storage across zoning districts.
Planning staff told the commission the amendment separates outdoor storage into two categories — a principal use and an accessory use — and outlines where each is allowed. "So our, our idea is to, split outdoor storage into 2 separate uses, 1 as a principal use and 1 as an accessory use," planning staff said during the presentation. As presented, accessory outdoor storage would remain a special use in B-2 but be allowed by right in M-1 and M-2 districts, while all outdoor storage would be prohibited within 150 feet of a residential zone and subject to screening and landscaping requirements intended to preserve village aesthetics.
Commissioners asked staff to clarify implementation steps. Staff said alternative surface materials would require zoning officer approval and that existing permitted or special-use outdoor storage areas are grandfathered; only expansions would need to meet the new standards. "So the way the zoning works currently is if it has an existing permitted or has an existing special use, that continues," planning staff explained.
Commissioner John Ott moved to approve PCC2026-00011 and included findings of fact that the proposed amendments would not endanger public health, safety, comfort, convenience or general welfare; the motion was seconded and passed by roll call without opposition. The ordinance reference is PCC2026-00011; the effective date and next administrative steps were not specified in the meeting record.
