The Jan. 12 public hearing on the O’Sullivan wetlands permit for 74 Peconic Avenue continued with agent Matt Sherman of Sherman Engineering & Consulting walking the Town Board through revisions to the application. Sherman said the earlier proposal’s second‑floor deck and front‑yard swimming pool were removed and the project had been revised following Zoning Board of Appeals review; he reported that the Planning Board and Conservation Advisory Council had reviewed the application and found it generally within the building envelope.
Environmental consultant C. Theresa Masin of Hamptons Environmental Land Planning reiterated concerns about the expansion of living area in the regulated area and recommended the Board request a detailed construction protocol explaining how a second‑story addition could be added without demolishing the existing structure. Councilman Albert Dickson raised concerns about excavating a basement in the wetlands area, citing potential saltwater intrusion; Masin replied that her primary concerns were flooding and hydrostatic pressure. The applicant’s agent agreed to prepare a construction protocol. The hearing was adjourned to Feb. 2, 2026.
