Conservation Commission approves lawn expansion at 28 Lake Street with extensive mitigation

The Sherborn Conservation Commission reopened and closed a continued public hearing on a Notice of Intent for 28 Lake Street (DEP File No. 283-0476) and approved the proposed lawn and driveway alterations with mitigation and conditions.
Anthony Gee of Goddard Consulting represented homeowner Douglas Ely and described a plan to expand the lawn by 1,976 square feet. The applicants proposed a 7,300-square-foot mitigation/restoration area containing 645 shrubs and nine trees, plus 16 eastern arborvitae and boulder demarcation; conservation signage and a planting schedule required on the revised plan were added as conditions. The commission specified a 90% survival standard for shrubs and herbaceous plants, 100% for trees, manual invasive removal without chemicals, annual seedling removal for two years, dark-sky-compliant lighting, and a prohibition on herbicide/pesticide use in the buffer zone.
Commissioner Jacob Strauss and Agent Joyce Hastings confirmed the order of conditions will require revised plans but will not delay approval. A motion to close the hearing passed 4-0, and a subsequent motion to approve the project passed 4-0 by roll call with commissioners CE, JT, SS, and JS voting aye; the applicants accepted the monitoring and invasive-removal conditions and must submit the revised plan PDF before work begins.
