Pinnacle on 6 seeks waivers for parking stalls and alley landscape buffer; applicants propose widened alleys and 128 parking spaces
Summary
The Pinnacle on 6 application requests two waivers (reduce parking stall depth by 2 feet and reduce the 5‑foot alley landscape strip to 0 feet) while proposing alley widening, a 25% parking reduction via the affordable workforce housing program and 128 parking spaces (109 required after reduction).

Staff explained the two waivers requested for Pinnacle on 6: a 2‑foot reduction in parking stall depth (mitigated by a 2‑foot overhang) and removal of the 5‑foot landscape buffer adjacent to alleyways where the applicant proposes to widen alley sections for access. Lauren Pross told the board the waivers are tied to plan development allowances and that drive aisles would exceed the minimum 20 feet in the areas used for access.
On parking, staff said the affordable workforce housing program allows a 25% reduction so that the required parking would be 109 spaces for the development; the applicant proposes 128 spaces on site (including the possibility of 17 on‑street spaces), with a mix of standard, compact and ADA spaces plus indoor bicycle storage. Board members questioned alley stacking, visibility and whether the rest of the alley corridor would be improved; staff said a condition requires alley improvements and clarified some details would be resolved in permitting.
