ARC sends ten specific design refinements on 515–519 Park Drive to Plan Commission and Village Board

Following presentation and public comment on the March 2 remand, the Architectural Review Commission compiled and directed staff to forward ten specific design recommendations to the Plan Commission and Village Board.
The ARC asked for consideration of: incorporating more traditional Tudor elements to soften the appearance; aligning the architectural character more clearly with residential context if the project is exclusively housing; exploring alternative shed-dormer and "swoop" designs; providing additional step-backs on residential portions; submitting more detailed rear elevations; reducing interior ceiling heights to approximately 8–8.5 feet to reduce overall massing; recessing the lobby entrance; evaluating horizontal banding in window bays; and testing asymmetrical elements to break up the building’s massing.
Commissioners framed these requests as required design clarifications to address continued concerns about massing, transitions along the corridor, and compatibility with the Green Bay Road Corridor design guidelines. Staff will include the ARC’s feedback and the non-binding straw poll results in the materials forwarded to the Plan Commission and Village Board for further review.
