The Anchorage Planning Board approved removal of plat note number 3 from Plat 202451 for Lot 4 in Alpine View Estates, allowing the recorded 30-foot screening easement from 1981 to be removed and replaced in effect by the 25-foot vegetative buffer required under current Title 21 standards.
Planning staff told the board the 1981 note was created before modern land-use regulations and that Title 21 now provides setback and vegetation protections (referencing AMC provisions for roadway landscape buffers). Tony Hoffman, representing the petitioner, said the change would reduce an effective 50-foot constraint to a 20-foot constructability allowance and that utilities are already in place. Board members including Patrick Jones and Brenda Mills voiced support, agreeing the current code provides necessary protections. The motion was moved by Patrick Jones and seconded by Brenda Mills and was approved on the record.
