Corner-lot homeowner requests 10-foot setback exemption to extend privacy fence
Summary
Jonathan Settle of 123 Alexander Avenue asked the board to allow a 25-foot extension of a residential privacy fence on a corner lot that would encroach 10 feet into the 35-foot front-yard building setback; staff provided a plat exhibit showing the house sits farther back so the practical encroachment is 10 feet. The board deferred decision to deliberation and will notify applicants in writing within 14 days.

Jonathan Settle told the board he wanted to extend a privacy fence approximately 25 feet to enclose a side yard that functions as private space on his corner lot. "The requested 25 foot extension is limited and is the minimum needed to create a practical enclosed yard area," Settle said, and he emphasized the fence would remain inside his property line and would not block sight lines or interfere with utilities.
City staff provided an exhibit from the development plat showing the house sits roughly 50 feet from the road, meaning the proposed fencing would encroach about 10 feet into the 35-foot setback. Settle said he submitted six letters of neighbor support with his application. The board took no vote at the meeting and moved the item to deliberative session for a final decision; applicants will be notified by mail within 14 days.
