The Planning Board voted to accept the Gentile 2‑lot subdivision application as complete and set conditions for further review. Andrew Nelson presented the plan, which proposes two lots where two dwellings currently share a septic system.
Board members requested soils data, a demonstration of density on the plan (lot loading), and an approval or written acknowledgement from the Fire Chief before final approval. Andy Fisher moved to accept the application as complete; Lianne Prentice seconded and the vote carried. The applicant requested and received a continuance to the Aug. 26 meeting to supply the outstanding items.
The board noted the existing septic had been approved in 2023 for two houses and that the outlet from the catch basin had not been located on submitted materials. The application included five waiver requests related to soils data; the board expects soils mapping to be added to revised plans before final action.
