Commission approves negative determination for ADU and denitrification septic upgrade at 259 Hines Point

Architect Geoffrey White and project manager Chris Alley explained that the application for Susan C. Crampton proposes an accessory dwelling unit above an existing garage without expanding the building footprint, a wrap-around deck supported by approximately 10–12 helical piers to minimize disturbance, and replacement of the septic with a 1,500-gallon tank coupled with a NitROE denitrification system. Portions of the septic work and the egress deck are within the coastal bank buffer and therefore under the Commission’s jurisdiction.
Commissioner Lilian Robinson moved to issue a negative determination under the Massachusetts Wetlands Protection Act and Tisbury Wetlands Bylaw for the 259 Hines Point project; the motion was seconded by Caroline Little and approved unanimously by the four commissioners present. The project will include a construction fence during work, and existing leaching pits are to be decommissioned and filled with on-site soils per the project description.
