Maybrook advances Galaxy Business Park SEQRA review; board asks applicant to petition for zoning change

At the April 20 meeting the Village of Maybrook Board of Trustees accepted SEQRA Part II and approved a redlined scope directing the applicant to complete an expanded Part III environmental review focused on traffic, water and sewer impacts for the Galaxy Business Park proposal.
Engineer Sean Hoffman briefed the board on the submission and said the expanded review will study traffic, water and sewer; he told the board the applicant’s outline will help move the process efficiently. "They are going to study traffic, water and sewer," Hoffman said. The Board voted 5–0 to accept Part II as complete and to approve the scope for Part III.
Attorney Liz Cassidy told the board village code includes an 80‑foot frontage requirement in all zones and recommended a legislative change through a formal public‑hearing process. Cassidy asked the applicant to submit a petition for a zoning change and a modified subdivision application so the Planning Board can consider the requested adjustment during SEQRA review.
Engineer Hoffman and the board also discussed returning detailed construction plans to the developer and moving work forward on Rakov and Rumph properties. The mayor and staff reiterated that Galaxy is intended to expand Maybrook’s tax base by providing rail‑served industrial space and a new roadway connection to Henry Henning Road.
