The Village of Maybrook Board of Trustees voted March 2 to declare the village’s intent to serve as lead agency for the environmental review of the proposed Yuan Fa Da Subdivision.
Engineer John Fuller, representing the applicant, said the applicant has purchased the former Rakov subdivision and resubmitted a consolidated plan that combines earlier filings into one application proposing 163 lots and an annexation of a parcel currently in the Town so the property can be developed as a single project. "The applicant has now purchased the property," Fuller said. Attorney Liz Cassidy told the board the village will circulate notice to other permitting agencies and that the action is classified as a Type I SEQRA action; after the 30‑day circulation the village can assume lead agency.
Trustee Daryl Capozzoli moved to declare Maybrook’s intent to be lead agency and Trustee William Treco seconded. The motion carried, 3 Ayes, 0 Nays. The declaration starts the coordinated review process; additional environmental studies and public notices are expected as the SEQRA process proceeds.
Why it matters: annexation and rezoning would transfer planning and permitting jurisdiction over the parcel from the Town to the Village and enable the developer’s consolidated plan for 163 lots to move forward through site plan review and subsequent approvals.
