Assessor reports steady sales, Board of Review approves reduced valuation for Deans Plant

Deputy Clerk Margie Schuld presented the Assessor’s report on behalf of Assessor John Killeen. She said new-sales volume has returned to the yearly average and that prices continue to hold steady or slowly rise. The report listed 97 sales in 2024 and 97 sales so far in 2025 and said 17 new homes are under construction, including six duplexes.
Schuld also reported on an appeal by the Deans Plant owners. The property had been assessed at $5,500,000 and was listed for sale at $2,750,000 with no buyer interest. A professional market analysis recommended adjusting the assessment to $2,200,000 (about 80% of asking); the assessor supported that recommendation and the Board of Review approved the reduction. The minutes note that appeals scheduling has closed for Chemung Township; no hearings were scheduled at the time of the meeting.
