Commission approves rezoning for commercial site at 6247 Lake Springs Road after water-service and infrastructure questions

The Robertson County Commission on April 21 granted a rezoning request (Resolution 042125024) for approximately 4.97 acres on the Tennessee side of a 6.04-acre parcel at 6247 Lake Springs Road, changing the zoning from AG-2 to C-1 to allow commercial use intended to serve workers in a nearby industrial park.
Planning staff (Hunter) said the planning commission recommended approval 5–0. Applicant representative Josh Lyons told commissioners the water-availability study required assuming a larger demand for a commercial service and that the property currently has a single domestic service on the line. Lyons said the work would likely require the owner to upgrade the existing 3-inch line to a 6-inch line and meet any fire-suppression or hydrant standards that apply: "If you wanna do that kind of commercial well, you're gonna have to improve the line to a 6 inch. Right now, there's a 3 inch line out there on Lake Springs Road. So we would have to update that," he said.
Commissioners asked whether the rezoning would allow temporary uses such as food trucks; staff and the chair said the C-1 zoning and site-plan review would prevent temporary, nonconforming uses without approval. The applicant said the development is planned as brick-and-mortar structures to support industrial-park workers (for lunch and convenience) and that final site plans will return to the planning commission for review.
The commission closed the public hearing after questions and approved the rezoning. The county clerk recorded the roll call; the transcript records the vote as "19 4 0" in the meeting record.
