Lansing board recommends Best Motor Sports special use and parking variance with delivery and storage limits

The Planning and Zoning Board of Appeals recommended that the Village Board approve a special use permit for Best Motor Sports to operate an automobile sales business at 2861 Bernice Road and separately approve a parking variance reducing the required 12 parking spaces to 4.

Owner Antwan Wilson described Best Motor Sports as "a non-traditional dealership" that "has been in business since 2015," specializes in Corvettes and late-model used vehicles, and operates primarily online with visits by appointment. He told the board there would be "approximately 35 vehicles" on site and that mechanical work would be outsourced. Village Planner Maura Rigoni reported the business is internet-based with "approximately two customers" visiting the site per week and that vehicle deliveries would be routed through the alley to limit impacts on Bernice Road.

Commissioner Robinette moved to recommend approval of the special use "in accordance with the reviewed plans, public testimony, and findings of fact," conditioned on Village Board approval of the text amendment removing the acreage requirement; deliveries limited to the alley; no outdoor storage of equipment or inoperable vehicles; restrictions on attention‑getting devices consistent with the ordinance; and that "all vehicles for sale must be stored within the building." The board voted 9-0 on both the special-use recommendation and the parking-variance recommendation.

If the Village Board adopts the PZBA recommendation, Best Motor Sports will still be subject to special‑use review and the conditions imposed by the board; two follow-up items in the PZBA record require Village Board action (text amendment) and continued plan review.
