Plan commissioners unanimously approved revised site and architectural plans to rebuild a fire‑damaged auto dealership at 408 West Sunset Drive and directed that the dumpster be placed behind the building so it is not visible from Sunset.
Staff described a revised layout that preserves fire access clearances and relocates vehicle display areas to maintain roughly 20 feet of emergency access; staff recommended approval with conditions including an updated site plan, engineering concurrence and a prohibition on parking outside of approved display/parking areas. Owner Jim Tesmer confirmed there is an existing dumpster currently located on an adjacent property and discussed the feasibility of relocating or memorializing a cross‑property agreement for an enclosure behind the building.
The commission approved the plan unanimously with the additional condition requiring the dumpster to be placed behind the building; staff will verify final site plans and coordinate any necessary easement or cross‑property agreements with neighboring property owners.
