Tom Piantka, the developer, said the team has performed soil borings and does not expect bedrock or blasting, and noted the project may be built in phases. Several commissioners said the duplexes provide a good transition to adjacent neighborhoods but sought more specific grading and elevation materials before formal applications.
The commission provided feedback and encouragement but did not act on approvals; staff will expect a future formal submittal including more detailed elevations, landscaping plans and neighborhood engagement.
