Planning staff summarized an annexation and rezoning request from Lennar Georgia LLC to convert about 172 acres to city zoning (R-10) for a proposed 199-lot single-family subdivision, with a remaining ~3.5-acre parcel to remain R-40. Staff said the development would provide about 54% open space, two primary entrances and a density roughly equal to 1.13–1.15 units per acre.
The applicant's counsel said the plan preserves significant green space and argued the project provides market-rate family housing in locations closer to job centers and schools. "This is an opportunity to build traditional single-family homes, at a very, very low density," the applicant's representative said. Residents who spoke during public comment raised concerns about the 55 mph speed limit on Highway 140, a blind crest at the proposed entrance and the need for a traffic study, with one resident saying the proposed 199 homes would be too many for the corridor. Staff confirmed that traffic and hydrology studies, GDOT access permits and other engineering reviews will be required before permitting.
