The Planning Commission approved a two‑year extension for SUBM25-001 (Smith Creek subdivision) to move the deadline for filing Phase 2 final maps from Aug. 31, 2025 to Aug. 31, 2027 pursuant to applicable NRS provisions.
Corey explained the subdivision was approved by the Board of County Commissioners in April 2022 and Phase 1 final map was filed on Aug. 31, 2023. Staff recommended approval with the original conditions and addenda; staff noted this will be the only extension the developer can request. Lana Carter with Carter Engineering, representing the developer, asked for the extra time, citing slower lot sales during the current interest-rate environment. Commissioners voted to approve the two-year extension with the original conditions.
