A representative for property owner Chris Laney asked the Rec Advisory Committee to consider a pre-application for a five-lot subdivision on the Falls Drive off West Front Street.
Steve Gouldosak, who introduced himself as the project surveyor, said the plan would create three buildings containing five units — two duplexes and a single modular home — and that much of the infrastructure is already in place on a gravel access area. “Basically he wants 5 more units approved,” Gouldosak told the board, describing the schematic layout and existing buildings to be removed.
Board members sought details about additional fill, utilities and the application timeframe. Gouldosak said the site’s sewer and water connections are in place and that no more fill is planned. The board discussed scheduling a full application; staff indicated the project could come back for a full submission at the next meeting so it could be scheduled for review.
The committee also raised pedestrian access and grading questions related to a modest elevation change from Front Street to the parking area; the applicant said the design will use a 5% ramping strategy to meet ADA requirements and that staff review will address outstanding technical issues before formal approval.
