Commission backs rezoning of 106-acre city parcel to allow commercial uses, potential baseball fields

The Planning and Zoning Commission on Aug. 6 recommended approval of two related changes to the comprehensive plan and zoning map for roughly 106 acres of city-owned land east of Midtown Drive and Corporate Parkway.
Jeff Howell of Planning and Development Services told the commission the first request would amend the comprehensive-plan future land-use map from "business center" to "general commercial" for about 106 acres; the second would rezone approximately 92 acres from M-1 (Light Industrial) to GC (General Commercial). Howell said the change is intended to "provide for additional commercial uses in the area" including hospitality and sports fields, and staff recommended approval. "This is in coordination with the economic development department to provide a proposed use for baseball fields," he said.
No members of the public spoke on the two items. Commissioners asked whether surrounding parcels would remain M-1; staff said the rezoning applies only to the surveyed area and adjacent M-1 properties would remain unchanged unless separately rezoned. Howell said staff had received three phone inquiries and no written support or opposition. The commission closed the public hearing and approved both items by voice vote; both will be heard by City Council on Aug. 27.
