Commission approves abatement and demolition plan for former Ryerson Elementary

Madison planners voted unanimously to approve a site‑plan modification authorizing hazardous‑material abatement and demolition of the former Ryerson Elementary School (application 26-23980). Town representatives said the Ryerson building is approximately 22,000 square feet on a 53‑acre parcel and that abatement work will be substantial because the facility contains significant hazardous building materials.
Aaron Mannix (town planner) and Ben Whitaker explained the schedule and logistics: the town expects a 90–100 day abatement process, plans to go to bid in the fall and aims to start work in March when weather permits. Utilities have been severed where needed; Eversource coordinated reuse of an existing transformer and the town will install a locked 200‑amp power pedestal to serve abatement needs and potential future events. The plan retains a central parking lot to serve the playscape, which will remain town property.
The commission read a draft resolution imposing standard conditions — notification to the zoning enforcement officer at least 48 hours before regulated activity and installation/maintenance of erosion and sedimentation controls — and approved the resolution unanimously.
