Planning commission approves demolition of former Town Campus Learning Center for fire training

The Madison Planning & Zoning Commission on Zoom unanimously approved a site-plan modification to demolish the roughly 13,000-square-foot portable classroom building that formerly housed the Town Campus Learning Center (application 26-226.9). Ben Whitaker, representing the town, said the all‑wood structure is no longer habitable and the town intends to use it for fire-department training before a contractor clears the site.
Whitaker described a planned sequence of preparations and cleanup: removal of rooftop HVAC units and the rubber roofing membrane to avoid an uncontrolled tire fire, a controlled burn during training (he said it's expected in early November), then contractor cleanup of rubble, removal of footings and regrading to return the area to lawn. He told commissioners the town completed a hazardous-materials survey and “No asbestos” was found; fluorescent light tubes were removed and recycled.
Chair Carol Snow read a draft resolution with two conditions: that the zoning enforcement officer be notified at least 48 hours prior to commencement of any regulated activity, and that erosion and sedimentation controls be installed before site disturbance and maintained until the site is stabilized. Commissioner John Morgan moved to approve the resolution and the motion passed unanimously.
