Commission renews CUP for 333 Farms rodeo and event venue through 2052

The Chino Valley Planning and Zoning Commission voted to renew a longstanding conditional-use permit for 333 Farms, a rodeo arena and wedding/event facility at 764 West Road 1 South. Staff recommended renewal with conditions and the commission added a 25-year term extension.
Senior planner Jessica Barragan told the commission the CUP (CUP2026-01) was first approved in 2002 (cited in the staff presentation as "ordinance 47") and that the current owner, Marston Martucci, acquired the property in 2022. Barragan said the facility has operated for nearly 25 years and staff found no known complaints. The parcel is zoned (transcribed) AR-5 where recreation and rodeo uses are allowed with a CUP.
Commissioners asked about the CUP term and whether it could be perpetual. Staff and commissioners agreed to include the condition that the renewed CUP extend for 25 years after the existing permit expires on 01/10/2027; "this would extend to 01/10/2052," the motion record shows. Commissioners also confirmed a nighttime cutoff (condition 5) of 11:00 p.m., aligned with conditions applied to the Olsen permit.
There were no public speakers for the item. Commissioner (Speaker 10) moved to approve CUP2026-01 as presented, with the added condition that the CUP term be 25 years; the motion was seconded and passed in a roll-call vote.
The motion passed with affirmative roll-call responses recorded by name during the vote. The renewed CUP allows 333 Farms to continue operating under the conditions listed in Attachment A through 2052, subject to compliance with those conditions.
