Committee told Meineke parcel carries multi‑year lease; county will honor tenant until expiry

Committee members clarified ownership and tenant rights for the Meineke site that the county purchased as part of the Regional 1 footprint. A Universal Commercial representative said the Meineke location carries a long lease and that regional 1 cannot displace the tenant until that lease expires.
"The lease has roughly 7 or 8 years left on it, and so the new owner being regional 1, in this instance, cannot displace that tenant because that lease is in place," the Universal Commercial representative said, adding that during the lease term the new owner will collect rent and will have full access to redevelop the parcel only after the lease ends. County staff reiterated that the county is not acting as a long‑term landlord and plans to transfer lease management to the Shelby County Healthcare Corporation.
