Committee approves rezoning request for four Urbana lots to Neighborhood Business

The Champaign County Environment and Land Use Committee voted to approve a rezoning request by Tim Feldkamp that would change four Urbana parcels from the R-3 Family Residence District to the B-2 Neighborhood Business District. Committee staff told the group the Zoning Board of Appeals recommended enactment of the map amendment “on a vote of 5 to 0 at their June 11 meeting,” and aerial photos showed the site was a noncomplying use that the owner sought to correct through rezoning. Motion to approve was made with a mover and second on the record and the committee voted in favor.

Committee members asked procedural and property-related questions before voting. Esri noted the property owner “was basically just fine with this,” describing the owner as cooperative when staff contacted him; staff confirmed the owner understood that if the homes on the property were destroyed they could not be rebuilt under the new zoning.
