Village board approves conceptual plan to complete long-dormant Sagewood condominiums

The Village Board approved a conceptual plan on Dec. 8 for a redevelopment to complete the Sagewood condominiums in the Village Green neighborhood. Community development staff said the proposal would finish a project left dormant for nearly 20 years by adding 14 four-unit townhouse-style buildings (approximately 2,200 sq ft, three bedrooms, two-car garages) to reach a total of 64 units; the developer will fund public improvements and reconstruct Sagewood Circle to current public-road standards.
Architect Fuad Saab told the board the design emphasizes marketable materials and shared amenities that will be integrated with the existing eight-unit condominium association; the applicant said the association’s leadership has been consulted and supports the proposal. Staff outlined required next steps: updated wetland delineation, tree survey, zoning-map and PUD amendments, CSM and preliminary/final condominium plats, and a development agreement. Trustees asked about neighborhood outreach and timeline; the applicant said a recent town hall was "very, very positive," with one traffic concern that staff and the applicant said has been addressed by traffic-impact assumptions.
The motion to approve the conceptual plan was moved and seconded; the board voted in favor. Approval allows the applicant to proceed with the subsequent technical reviews and formal applications required for final approvals.
