Driveway easement turnouts and septic approvals stall Bridal LLC subdivision approval

Representatives for BBA Bridal LLC presented a revised subdivision plat and an easement for a shared driveway. Board members and consultants questioned whether turnouts and fire department turnarounds were shown within a 12-foot recorded easement and whether existing turnouts exceed the easement width on the face of the map. Consultants reported that the septic systems for the two lots were either approved or in the process of final approval; the board asked the applicant to submit clear, consistent maps showing the turnouts inside the easement and to include a grading plan.
Multiple board members said turnouts must be plotted on the recorded map or the easement language must be revised to include turnout areas so future reviewers can determine rights and maintenance responsibilities. The applicant agreed to provide a single consolidated submission with grading, easement text and final septic documents so staff, the town attorney and the consultants can complete their review.
