The owners of 115 Wits Lane told the planning board they purchased the property late last year and want to formalize a semi-finished basement as a sleeping area and to allow short-term rental use in either the basement or the main house. The owner explained the basement already contains a bathroom and a kitchenette and that renovation work is underway.
Board members raised procedural questions about whether the structure should be classified as single-family or a two-family/ADU situation because the property contains multiple kitchens and separate entrances. Staff noted final building-permit inspections and Ed's sign-off are required before any short-term rental permit could be finalized; the board directed staff to consolidate the submissions, forward documents to zoning consultant Nan for a zoning-use review and to set up an escrow. The clerk was instructed to accept a $750 escrow check to pay for the consultant's review.
The applicant said he would wait for the consultant’s comments and complete outstanding inspections; the board will schedule a public hearing for the short-term rental once the consultant and inspector report back.
