Shorewood approves site-plan amendment for 1001 Geneva amid stormwater and parking concerns

The village board approved a site-plan amendment for 1001 Geneva Street, a property formerly occupied by Schwan Foods, that repurposes 19 passenger spaces, adds 10 truck/trailer stalls in a paved area behind the building, and installs an eight-foot privacy fence with evergreen screening. Planning and Zoning had recommended the amendment 7–0. Trustee Brockman moved to approve the resolution and Trustee Selfridge seconded; the board approved the amendment by a 4–3 roll-call vote.
Planning staff described the proposal as a 6,000-square-foot building with existing paved and gravel lots; the plan would convert the gravel area to asphalt and add trailer parking and plantings. Several trustees expressed concern that the work does not trigger Will County stormwater requirements because it falls below the county’s 25,000-square-foot disturbance threshold and that past tenants had operated without required business licensing. Planning staff said the improvements did not reach the county’s stormwater trigger and that the village will continue to check thresholds on future projects.
