Village of Lazy Lake authorizes concurrency certificate, lifts stop-work order for 20 NE 24th Street site plan

The Village of Lazy Lake on Nov. 6 authorized a Concurrency Review Certificate for a site plan at 20 Northeast 24th Street and agreed to lift an existing stop-work order once the applicant files required Broward County permits and a final survey and elevation certificate. Planner Christian Waterval reported that field measurements and three surveys confirm the project meets Village land development regulations for lot size, setbacks, height and impervious area.
Council discussion recorded several site-specific conditions: the lot totals 21,300 sq ft (exceeding the 10,000 sq ft minimum); a lighting pole located on the property line will remain on the Village circuit but the applicant may propose aesthetic modifications subject to Village review; the applicant agreed to inspect a neighboring shoreline riprap example and consider measures to prevent erosion; and the applicant committed to replacing a removed oak canopy with larger "character trees." A motion to issue the Concurrency Review Certificate and authorize lifting the stop-work order upon submission to Broward County was seconded by Council Member William Daugherty and passed 3-0.
