Board approves historic marker for King Merritt House at 408 North Waddell

The City of McKinney Historic Preservation Advisory Board voted Aug. 6 to approve a historic marker for the King Merritt House at 408 North Waddell.
Reina, a city staff member, presented the application and described the house as constructed in 1925 with original wood-frame construction and character-defining features including an arched front door, a brick chimney and custom six-over-six and four-over-four windows. "It is a medium priority, which means it contributes significantly to local history or broader historical patterns, but alterations have diminished the resource's integrity," Reina said. She noted restoration work begun in 2024 to return the house to its original aesthetic.
Homeowner Christie Baker, who said she purchased the property about "3.5 years ago," described extensive restoration work and the return of original-style wood windows. "I found the original windows inside some of the walls, and he built exact replicas of the original single hung windows," Baker said. Board members praised the workmanship and the owner's investment in the district's historic character.
After brief discussion, a board member moved to approve the marker; the motion carried unanimously. The approval recognizes the house's local historical associations and supports future eligibility for related incentives tied to marked properties.
The board recorded the approval during its regular meeting; staff indicated the full historical narrative and photos are included in the application packet.
