The Planning Board unanimously approved a special-permit accessory dwelling unit (ADU) application from Manuel and Antoinette Rodriguez for a property on Bernice Drive in Luling (agenda item 2026-7-NASH FPU).
Planning staff said the ADU application met all applicable review criteria and proposed use of an existing building. Surveys showed a two-foot roof overhang encroaching on a 10-foot utility servitude, but staff said the footprint would not change and therefore the servitude issue would not be aggravated. The board moved to consider the request and approved the special-permit use without public objection.
The applicant did not present additional comments at the microphone beyond acknowledging the staff recommendation. The approval will be processed through standard permitting to confirm the ADU meets building and utility-servitude conditions during plan review.
