The Planning and Zoning Commission unanimously recommended a package of code amendments intended to facilitate missing‑middle housing in Denton, including changes to accessory dwelling unit (ADU) rules and townhome standards.
Assistant planning director Angie Manglerus summarized the ADU amendments — expansion of allowable districts, a single sizing standard (minimum 800 sq ft and up to 75% of the principal dwelling), clarified location/design rules and a requirement to replace any parking spaces lost to an ADU on‑site. "The purpose of this request is to update several sections of the Denton development code to clarify and refine regulations surrounding missing middle housing as they relate to townhome and accessory dwelling units," Manglerus said. Julie Wyatt described townhome changes, including reducing the minimum lot size to 1,000 sq ft in mixed‑use districts and refining building‑coverage and open‑space thresholds.
Public commenters offered contrasting views: some neighborhood residents warned about oversized accessory structures and enforcement, while others urged more housing options for younger and lower‑income households. After discussion the chair moved an amendment to the staff recommendation permitting one additional ADU per lot via a specific use permit (SUP) — with an exemption that properties within 1.5 miles of the downtown square could add the extra ADU without an SUP — and the commission adopted the package 6–0. Staff said it will circulate final ordinance language and monitor implementation and enforcement.
