The Planning and Zoning Commission recommended rezoning roughly 225 acres at the southwest bend of FM 2153 from rural residential (RR) to R‑1 on Dec. 17, a change the applicant says will allow one‑acre single‑family lots.
Senior planner Mia Hines told the commission the applicant’s stated intent is to develop one‑acre lots and that the R‑1 district is compatible with the Denton 2040 agricultural future‑land‑use designation and neighboring ETJ zoning. "The applicant has stated that their intent is to develop this, for 1 acre lots," Hines said. Commissioners questioned the fiscal analysis in the packet; staff said a screenshot in the backup overstated the long‑term fiscal benefit and that the correct 40‑year total is closer to $2.3 million, not the much larger sum shown in one exhibit.
After discussion about cluster development options, septic/well requirements and utility extension, the commission voted 4–2 to recommend approval to council. Commissioners noted code options for conservation development remain available and asked staff to coordinate with the CFO on future fiscal presentations.
