Commission recommends rezoning Hickory Grove parcel to MR to allow multifamily

The Planning and Zoning Commission recommended rezoning a 16.5‑acre parcel from RR/R2 to MR on Dec. 17, a change staff said would permit multifamily and other mixed‑use development expected by the municipal utility district plan.
Mia Hines explained the rezoning is consistent with regional development trends and adjacent ETJ (extraterritorial jurisdiction) land uses. She noted the parcel had been annexed and that the mixed‑use regional district allows residential, commercial and office uses at higher intensity than the current agricultural designation. "The request is also generally consistent with the goals and policies of the future land use map," Hines said.
After public testimony and commissioner questions about traffic and drainage, the commission voted 5–1 to recommend approval to City Council. The recommendation moves forward with the companion comprehensive plan and mobility decisions already recommended by the commission.
