The Denton Planning and Zoning Commission recommended approval of a comprehensive‑plan amendment for a roughly 16.5‑acre parcel near US 380 on Dec. 17, setting the property’s future land‑use designation to regional mixed‑use.
Senior planner Mia Hines told the commission the change is intended to reflect the regional corridor character and to allow residential and commercial uses compatible with nearby municipal utility district (MUD) development. "These 3 requests are 1 is a comprehensive plan amendment to change, from agricultural food to regional mixed use," Hines said in her presentation, which also tied the request to growth along US 380 and nearby MUD plans that anticipated multifamily components.
Commissioners debated whether staff should prepare a corridor‑scale comp‑plan update before parcel‑level approvals; a motion to table the amendment and ask staff for a broader area study failed 2–4. Chair Prewitt, who opposed tabling, said he wanted to avoid repeating safety and access problems seen in prior corridor development but ultimately supported moving the case forward. The commission’s 4–2 vote sends the amendment to City Council for final action.
Why it matters: The change allows higher‑density development and broader retail/office uses along a major highway corridor, which staff said can increase housing supply and support future commercial anchors. Opponents urged a more holistic plan for the corridor before parcel‑by‑parcel approvals. The mobility and rezoning cases tied to this site were handled separately: the mobility amendment to remove a proposed Seawolf Road extension was approved 6–0 and the rezoning to MR was recommended 5–1.
