The Saratoga Springs Planning Board voted to approve a final subdivision application for 86 Ludlow Street after hearing a presentation from the applicant team and several clarifying questions from board members. Kara Todford of the LA Group outlined the proposal, saying the split will leave two occupied single‑family dwellings on separate lots and will require utilities to be separated so each home has its own water and sanitary laterals. "So the intent of this project, for the applicant, is for a state organization," Todford said during her presentation.
Board members focused on potential bulk impacts if the rear parcel were redeveloped. Chair Chuck Marshall said he was concerned a new house in the rear could “dwarf” the front house and asked the applicant to agree to a note on the subdivision plan limiting future construction. After discussion, the board secured language that Lot 2 shall not be constructed larger than two stories plus attic; Marshall later moved to approve the application. The motion was seconded and the board voted in favor; the chair closed the public hearing and announced, "Motion carries." The approved action included the requirement that utilities be separated, any disturbed sidewalk or pavement be restored, and that the agreed height note be added to the final plan.
