The board approved the release of lots 9 and 10 in the Braemore Estates subdivision after a project representative said the roadway work is nearly complete and that the remaining punch‑list items total roughly $232,000. Scott, speaking for the project, said the developer hopes to finish the work this fall and that retaining two lots as surety is sufficient to cover remaining costs.
Evan (planning staff) verified the applicant’s account and confirmed the requested release was limited to lots 9 and 10; the board moved, seconded and approved the release by roll call. “Everything he said checks out,” Evan said during the board’s review. The board recorded the release and closed the item.
The action allows the developer to sell or otherwise convey lots 9 and 10 while staff continues to monitor completion of the final pavement, curbing, sidewalks and street trees. The board did not amend the subdivision surety requirement beyond the agreed hold on the remaining lots.
