The board reviewed a continued application for a garage at 3 Sunrise Drive. Applicant Bob Flansberg presented a neighborhood survey of roughly 29 properties and photos showing front-yard setbacks on nearby streets often well under the UR1 district’s 30‑foot requirement.
Flansberg said he walked the neighborhood to collect comparables and provided a plot plan showing the proposed layout; he told the board the proposed front porch would be about 21 feet, 8 inches from the right-of-way and asked members to consider local patterns rather than the basic 30‑foot standard. Members asked whether the modified front‑yard setback exception (averaging/exception provision) has been confirmed by staff; board staff said a determination had not been finalized and asked the applicant to provide the comparables and any survey data before the Oct. 7 meeting. The public hearing remained open.
