The Zoning Board voted to approve area variances for construction of a single-family home at 77 South Franklin after the applicant purchased adjacent land to reduce variance magnitudes from previously granted approvals.
Toni Gesenchak of Engineering America said the applicants bought additional land and reduced several relief requests; for example, maximum building coverage dropped from an earlier 65% example to about 49.4% in the current submission and permeability is now under the 70% district requirement. Gesenchak said the project converts a former light‑industrial site to residential use and improves neighborhood density and streetscape.
Board members praised the applicant’s effort to acquire additional land and reduce variances. The board moved the draft resolution (20230497) and approved it by voice vote, recorded as "Motion carries 7 to 0." The board noted the property is in a historic district and that design-review processes will follow for façade and materials.
