Private way for Mary Peterson on Flybox Road moves forward to site visit; board asks for minor plan edits

Joseph Stanley, a professional land surveyor, presented a private-way application to create a 50-foot private way to provide frontage for a proposed 2.03-acre lot on Flybox Road for property owner Mary Peterson.
Stanley described the proposed road and ditch cross-section, a turnout-level spreader at the end of the ditching to disperse water, and the relative distance (more than 75 feet) from a nearby stream (Trafton Brook). He told the board the proposed lot would have approximately 204.56 feet of frontage and that the remaining acreage on the parcel is roughly 39 acres. "They own about 40, 42 acres over on Route 11," Stanley said while outlining the parcel context and noting the private way would meet the ordinance’s minimum frontage and acreage requirements.
The board asked Stanley to add clearer topography and drainage images and to stake corners before a scheduled site visit so members can better visualize the layout in the field. The board also discussed private-way construction standards (minimum travel way width, gravel specifications, turnout and hammerhead turnaround requirements) and reminded the applicant that a maintenance agreement and recording at the York County Registry of Deeds will be required if the private way is approved.
Stanley agreed to return with the clarified graphics and confirmed he will place wooden stakes at the black-and-white circles on the map ahead of the site walk; the board set an on-site review for the week of May 4 and asked the applicant to provide updated drawings by that time.
